Double Room in Canonmills (£350 pcm)

I have a bright double room available in my shared flat. It's just along the road from the big Tesco at Canonmills, so it's just a wee walk to the top of Broughton St, down to Leith or over to Stockbridge. There's quite a few nice restaurants and cafes in Canonmills and loads of nice pubs nearby too.

The room is a reasonable size and has a big walk in cupboard/closet thing so loads of storage. It's at the back of the building so is really quiet and looks straight out onto a lovely well kept garden. The garden is shared between the close but a couple of the other residents look after it really well and there's lots of potential for barbeques and suchlike in the summer months! There's a big living room and a separate small kitchen, also a bathroom with your normal Edinburgh Mira shower etc.

I'm a 30 year old professional female, and I'd be looking for someone similar, male or female. I'm out and about quite a lot but like a bit of banter when I'm in the flat so good chat and a lack of any kind of insane flatmate behaviour would be good. I'm a big fan of lovely food, so I do have folk round for dinner from time to time. Ideally a normal attitude to washing up and cleaning would be good ie not obsessive but with a fair idea of how fairy liquid works - in general I'm very easy going!

The rent is 350 per month, with CT about 65 on top of that. I've not been in there long enough to know what the bills are like, but I would guess not more than 30 a month. There's no broadband at the moment, although it could be set up for it. The room will be available at the end of November although the exact date is flexible. It's a private let, not through an agency and the landlady is great about sorting stuff out and that kind of thing.
