I'm a mature (26-year old) postgraduate working towards a PhD and teaching at the University of Edinburgh. I've been living in Edinburgh the past 3 years, and like to run a clean, tidy household (references available).

I'm looking for a well-maintained and nice studio or one bedroom flat within a circle of radius 1.5 miles, say, centered on Morningside (i.e. Morningside, Bruntsfield, Greenhill, Polwarth, Grange, Meadows, Marchmont, Tollcross, Harrison Park).

Budget: 550pcm.

The flat should have double glazing and a gas hob, and ideally one large room with good soundproofing

Regarding the latter, this is because I own an (upright!) piano, which I would want to move in. If you're a private landlord or even an agent reading this, rest assured that I would not be a noise nuisance to neighbours - I've peacefully been able to play in my last two flats, and have found it's always possible to work things out with neighbours if soundproofing isn't amazing.

In return I'll take excellent care of your property! Am not afraid to get stuck in and fix little things. If you're looking to rent out your own carefully maintained flat and need a tenant who will take care, I'm your man.

Will accept furnished, partly furnished or unfurnished as I own a bed, sofa, bookcase, chairs, and of course piano.

My desired move in date is flexible but must before December 1st.

Note: if you happen to have a quirky property that has truly EXCELLENT soundproofing, I may also be interested!
