Warm, friendly, mature, non-smoking female (late 20s - 40s) sought to replace our flatmate in a 1st floor Marchmont flat situated right on the Meadows from the end of November.

The room is a large furnished double room (for one person). Rent is £250, deposit £250 and bills approx £100 (CT, internet, landline, gas, electricity included). Mature students are welcome but must pay council tax. But is still a bargain!

The flat has Gas Central Heating, gas hob, phone, wireless, washing machine and a shower over bath. Living area with cosy couches plus table and chairs in the kitchen looking onto the shared garden.

We are two working females, 31 and 42. I am an Outer Hebridean into dance, films, pilates, healthy eating, beaches, dogs, recycling junk and good wine. The other is an easy-going Spanish girl working in social care that likes too much charity shops. We are looking for a mature female who is into keeping a clean, cosy home in a friendly and respectful atmosphere.

The most important thing is that I can have allergic reactions to strong smells (including some perfumes, spray-on deodorants, oil burners, cigarette smoke and chemical smells). It would therefore probably suit someone who is into using eco toiletries and cleaning products or scent-free-ish products. It is definitely not a party flat but not a crashing bore either. We would like our flat to feel like a home.
